 To Whom it May Concern,

David Yoder came to me as a referral from a friend who, too, had gone through a short sale of her home. She said he “took care of everything and made me feel like I could do anything that needed to be done…I was never afraid with David.” That was enough to motivate me to give David a call. Our first phone conversation, David was warm, calm, and competent in answering all my questions. I felt no pressure, just support. David ended our call by letting me know that if I chose to go through with a short sale, he would be there for me, and if I didn't, he wished me the best. From the very start, I felt on equal footing with David, no expectations, no pressure.

Several months later, I called David again, now much more ready to embark upon a short sale, and David remembered me, talked to me with the same calm, reassuring voice, and electronically sent me all the papers I would need to get started. After I filled several things out and sent them back, it was time for David and I to meet face to face. He came to my home, and in minutes I knew I had been divinely guided to this man. David’s presence exuded quiet confidence and a certainty that we could handle anything with grace and all the while remain intact. Throughout the process, starting with our open house and ending with the initial days of closing, David showed up as a source of strength, impeccable follow-through, professional confidence, and gentle acceptance. He allowed my emotional roller coaster rides without judgment or censure.  He bolstered me when I felt like giving up. He praised me when I accomplished the mountains of paper work required. He took over any calls from the bank that were denigrating or assaultive. He was my hero through one of the most emotionally challenging times in my life.

Towards the end of the process, when everything was heating up and speeding up, David utilized a team of experts from his office to assist me in handling the final details. Every team member showed compassion and professionalism that was unwavering. I didn’t feel judged or abandoned by any of his team through the final harrowing weeks. I knew I had the best of the best in my corner, helping me through a situation which none of us want to ever experience. 

David and his team at Ascent Real Estate are outstanding in the myriad roles they must play, and I for one, appreciate them all. They are angels, coaches, saints, bouncers, minstrels, sages, and magicians, and in their performances, they deserve a standing ovation. Bravo!

I've known David for almost a decade and in that time I've worked with him on several home purchases. He was actually referred to me by a friend after I'd made several attempts at finding a good real estate agent in San Diego. In turn I've passed David to my family and friends. My sister has also used David for the sale and purchase of homes in San Diego.

David is night and day from the agents I've worked with in the past. Available seemingly anytime, David always seems willing to accommodate the whims of buyers (or my wife's rash requests to see properties with a moment's notice). He's very patient and if you're honest with him regarding your likes and dislikes he does a great job of zeroing in on properties that fit your specifications/budget. But he never stops looking in new areas for you. He'll give you advice on what he believes will work but in the end it's still your decision. Overall, he's a calming, realistic, hardworking invaluable assistant in the buying process.

During every phase of the purchase process it's very important to David to watch out for you. He'll structure the offer in a manner to offer you numerous outs should something go awry (and in this market that happens often). During our last purchase in late 2009 we ran into numerous lender-related and seller obstacles and David was always prepared to lend his expertise and support. He'll also demand you get a good home inspection. This helps protect your deposit and insures you end up with a home free of hidden defects (foundation damage, electrical problems, etc). Heck, even when we have a question about our home warranty, David will answer it immediately. We know he's there for us during the search, the purchase and even after the end of escrow.

At this point we can't fathom using anyone else when we go to sell one of our San Diego homes in 2011.

I was delighted to receive your e-mail. Providing positive comments regarding David Yoder is a very easy and pleasurable experience.

I've known David for approximately twenty years and have consistently found him to be extremely reliable, honest, caring, and knowledgeable. Several months ago, I decided to sell my house and purchase a condominium. There was no doubt in my mind who would best represent and assist me in this endeavor. I contacted David and he immediately responded to my inquiry. First, he took the time to sit and discuss my needs and desires from both the sale of my house and the purchase of my condo. David listened to me and respected my thoughts and wishes. Admittedly, I wasn't always the easiest person to please during this experience but David hung in there and focused on finding properties that would best meet my needs and interests. Thankfully, he was successful.

Now, let me tell you how David's efforts really worked for me. David sold my house in a few days after listing the property. He then expedited the purchase on my condo. My condo closed on April 21st and the house sale closed FOUR days later. Unreal particularly in this age of real estate volatility!

In closing, I doubt you could find anyone as efficient and willing to help you through the purchase process of a new home as David is. I wish you success in your endeavors.

Summary:

In 2006 we interviewed several companies to sell our home in Point Loma, Liberty Station. David from Ascent was selected because he seemed to fit our style. There was no heavy sales pressure or pitch, and we liked his involvement with charitable organizations around San Diego. David has great connections locally, gave us sound advice, and most importantly understood our needs at that time in our lives. He also knew that he would need to do a lot of "hand holding" to get us through the process.

Not only did he sell our Point Loma home and negotiate an excellent price, he was also able to find us the perfect condo located closer to downtown. He was there every step of the way and helped us understand the process and all the documentation without overwhelming us. And, that was no small feat! During the process, we probably called him at least once a day! We still don't know where he got the patience and found the time to deal with us. In addition, he gave us excellent recommendations : electricians, plumbers, locksmiths, floor installers, etc. We still use many of the same trustworthy contacts. David was even able to help us find rental accommodations prior to our 2011 move to our home in Kensington. That was a life saver. And, yes, David did find our current home. We couldn't be happier.

We hope this is the last move (sorry, David), but if we were to do it again, we would work with David. Over the years, he has taken the time to get to know us, understand our needs, and know that our life-goals change throughout the years. We also have gotten to know him a little better and know that we made the right decision when we first met.

Summary:

When we became interested in possibly selling our condo and buying a house a close friend referred us to David based on his very positive past experiences. Even during our first call with David he was extremely helpful and willing to spend considerable time discussing our specific situation. He wanted to learn about us, our interests, our concerns. He listened and offered responsive ideas. David has proven to be extremely creative in his thinking, always keeping our interests and goals in mind despite complicating factors.

Specifically, we needed to explore a short sale for our condo or being able to rent it in order to afford a house with a little more room for us and a yard for our dogs. David had a number of thoughts about how to navigate this situation responsibly, but he also referred us to two colleagues who had superior expertise in the tradeoffs of a short sale vs. renting. They were equally willing to meet with us and give us guidance so we felt comfortable making a decision that suited our interests and financial situation. In the end, we decided to rent the condo, and David also helped with that by providing guidance, lease agreements and applicants, and posting the rental ad.

When we started looking at homes we were impressed with David's no-pressure approach. Because we were in no particular hurry, he advocated a measured approach to explore different neighborhoods and houses and to get the most for our money. He was readily available to show us properties and give us honest feedback on them. When a home came on the market that David felt would be of interest to us he highlighted it for us immediately and got us a showing that same afternoon it was listed (and he had already been to the house to check it out before we went over). As he expected, we were extremely excited about the house and neighborhood. It was exactly what we had hoped we would find, and in finding it it was clear he had been studying our responses to the various homes we had seen previously. His response to that home proved to us without a doubt he had really "gotten" us.

David and his staff were extremely prepared and professional throughout the process, which resulted in us successfully closing on the same house. For example, when she came to show us the house he was prepared with paperwork to make an offer, knowing what our interest in it would be and the desirability of the house. He was able to negotiate our price and appliance allowances, as well as all of the important issues to our benefit such that needed foundation, termite and other work were provided by the sellers.

Despite all of David's expertise and professional attributes, what impressed us the most and what shouldn't be lost are the personal qualities that make him such a gem. He listens well. He is nice and understated. He really gets excited finding the perfect home for his clients, and his genuine love for what he does comes through.

David really came through for us, and on top of that he was just a pleasure to work with. We can recommend him without reservation. In fact, we hope more of our friends will pursue buying houses so we have an excuse to tell them about David!
